When you put your home up for sale, you are more likely to achieve a sell – and at your asking price – if you have taken the time to get it ready for the market.Staging a property incorporates tried and tested methods for making a house more appealing to potential buyers. It is a process you should view as an investment in ensuring you sell your home quickly and at the right price.
At Team Kerr, we have years of experience in staging homes for sale. Here’s a rundown on how to make some simple changes which will help you sell your home.
First impressions are everything and, when selling your home, it is the exterior of your property that your would-be buyers will see before anything else. So make sure it looks its very best – mow the lawn, replace any broken paving stones or roof tiles, freshen up paintwork and brighten things up with attractive potted plants.
The time has come to disassociate yourself from your property. After all, you’ve made the decision to sell your home, so now is not the time to be sentimental about it. Potential buyers need to be able to envisage themselves living there, making it their home, and they won’t be able to do so if distracted by your photographs, heirlooms and souvenirs. Assist their imagination by presenting them with a blank canvas so they can start to mentally move in their own belongings.
It’s time to have a clear out. Pack away anything that doesn’t need to be on show – books, ornaments (save the odd few) and, of course, any mess. You will need to pack things up for when you come to move anyway, so get a head start and make your house more attractive to viewers in the process. If you have lots that shouldn’t really be on display and bulky furniture, consider renting some storage space.
While you might have a penchant for bright colours or bold wallpaper patterns, your viewers might not. Tone things down by painting walls a neutral colour and removing any garish soft furnishings and artwork. Don’t worry, they will find a good home again when you settle into your new abode.
